Comprehensive Maintenance & Safety Strategy - East London

Overview


ProAltus Group was commissioned to develop and implement an advanced access and maintenance strategy for Crayford Development, a significant new project by London Square. 


Background


With 15 blocks requiring bespoke solutions, the project focused on ensuring safe, efficient access for maintenance across façades, roofs, and external windows, while meeting the highest safety and regulatory standards.


The Crayford Development presented unique challenges that demanded innovative approaches and careful coordination.

  • Diverse Building Types: With varying heights, parapet designs, and maintenance requirements, each block demanded a customised approach.


  • Regulatory Compliance: All strategies and systems needed to meet an extensive range of standards, including BS 8560, BS 8610, EN 795, and LOLER.


  • Economic and Practical Solutions: The client emphasized the importance of streamlining costs while ensuring long-term durability and functionality.


  • Future-Proofing Access: Solutions had to accommodate ongoing maintenance, including window cleaning, PV panel servicing, and rooftop inspections.

  • Developed an Access and Maintenance Strategy covering all 15 blocks, incorporating feasible options for external façades and roofs.


  • Created tender-ready drawings, including load calculations for equipment like rope access anchor points, davits, and fall arrest systems.


  • Provided a glazing replacement strategy to facilitate safe and efficient external window maintenance.
